Is it possible to have a Broker under price a lot? Oh Yeah it is and this is a prime example. To be honest I have to share that Scott is nuts for selling this lot for $59,000 for almost an acre in a mountainside full of half million dollar homes. I think it should be $120,000. Ok, that being a little much but in the end it's a WOW lot, a WOW view and a WOW price. Not to mentions a WOW community and a WOW paved road. The wine will taste better from this southern exposure lot and your flowers will grow like mad. Blah Blah Blah! Really all the facts are interesting but all the feelings are better. I remember when I first laid eyes on this mountain side. I was right out of Miami and headed over the Waynesville mountain towards Bethel. Climbing up Waynesville mountain I looked towards my right, west really and there it was. This close up beauty that hovers over the steeples of Waynesville and the research farm. I thought how lucky those people were to get to live up there. Patches and I
So, just this week I took patches out to Fines Creek with my Buyers in tow. We hiked several parcels and on the first one I had a bug fly into my ear at warp speed. I tried to get it out only to find that I pushed the creature in a bit further. I could feel and hear its little wings desperately trying to maneuver its way out of my ear. Nothing was working and I was fast approaching a Hollywood panic. My Buyer offered her bottled water to flush/drown the b.u.g out of my ear. I took it and that settled that!
The next property on the same day introduced us to a cute little skunk family. Patches, being of the same color and marking family, could only be as facinated as any other dog would be. All I knew is that if she got sprayed...
Ok, so she got sprayed by the cutest baby skunk I'd ever seen. I guess the only baby skunk I'd ever seen. We still had 4 more tracts to show and I wasn't about let her in my car. So I tied her to a tree and drove to the nearest cell reception area I could find and contacte Arturo. If you know my family then you've met Arturo. I just know I can always count on him. I asked him to drive to Fines Creek, find the dog, transport her in the back of his truck and deliver her to my ex-husband's house.
He did just that except that Patches, I believe, thought I had abandoned her out there and maybe thought that Arturo was her new master. Who knows! She jumps out of the back of the truck, hangs from her collar and almost kills herself. Her collar isn't tight, tight on her so she breaks free and sprints down Fines Creek Road. I wasn't there I just heard. He finally caught up to her and when he did she bit him. OMG!
It was a most eventful day and one that made me careful hiking because I was looking for number three for the day.
Most days are easy and uneventful. That one was NOT.

To Survey or Not To Survey
Survey?
ALWAYS!!!
Land investing is smart. It is an asset that you can touch, walk on, leave to your children, camp on, build on so why would you ever not survey it before you buy it?
Know your corners, mark your corners, walk your corners is what I say. WNC land, until recently, has been in families for generations. And, as with my family, they shook hands and understood what was being passed on. So old surveys, right-of-ways and fences are not always clear. If you are buying through a Broker or directly from the owner insist on getting a survey. Just as important as the survey is the "surveyor". The name and reputation of the surveyor is always worth the research. Talk to your closing attorney and ask him/her which surveyor they would recommend and if you are working with a Broker check with them. Remember bigger isn't always better. If you have the time, meet with the surveyor and make sure he/she is the one for you.
I had a buyer just the other day who did not want a survey. It took lots of words to get him to order it and we all feel better because of it. The right of way in question was clarified and everyone was content. Be careful. Not scared just careful. It is as important as an insurance policy.

My Little Brother Got Married...
It's late on June the 27th. From this day forth this day will be Tommy and Shannon's anniversary date. The day they remember Tennessee, Watauga River, Family, Friends and life long promises. Today is the day that Tommy Cure married Shannon Watkins.
What a celebratory occasion! I love this family and it appears that we are loved as well. My mother, the tax lady, knew love and most importantly taught us forgiveness. Grudges have always been unacceptable in our family. So when we love, we love with caution and we forgive quickly. Even it it's not our fault. Move on with the show is her motto.
Weddings always bring out the best in all of us. They remind us that the innocence is still alive in all of us. That even though we have personally failed that it is possible to hope for the hopeful. To wish them the best even though we know the odds are against them. Tommy and Shannon's wedding was simply symbolic of the faith and love that they have in their hearts for God. This was not a wedding of commerical tradition this was a wedding of faith AND tradition. It happened because there is God and then there is love. I think if anyone has a chance, these TWO...
I just left the dance floor. I just left the wedding couple and all their friends and a few family members. I just left the "...end of the beginning..." As Spock would say.
What a great life! To love and be loved. To find and be found. To know and be known. What a great opportunity to have a someone that feels for you and someone to witness your life and journey with you. Walk with you. I'll remember this night as honestly as I remember the night they met. They have been walking, dancing and laughing together since THAT day.
We can all hope with them. Witness the possible and know that when hearts are honest they will survive the unsurvivable.

Land Banking Anyone...
What excactly is land banking?

I remember the 1st time I heard those words. To the point where I remember the temperature of that day. I thought OMG that makes so much sense. I've never ventured into the stock market, currency exchange, gold, cd's or the like. I have dabled in real estate and recently I've invested every minute of my days to land sales and marketing. Some of that comes from the genes and some comes from the passion. I have to say that the longer I'm in the business of land the more I hear the term and the more I like the idea. This is the kind of investment you can walk, hike, live on, plant on, brag about, visit and simply own. You don't need a tenant you just have to shop it right....that's the secret and the trick. Land Banking...look into it or share what you know. I want to hear from you.

Waynesville NC in June
Here we are in June. These mountains are spectacular in scenery and weather. I forget how hot and humid the rest of the world can be. I know we've had some intense summers over the last few years but I feel like our weather is back. I can forget global warming for a while...not really but it sure does feel like Carolina again. You know? That easy morning cools and the mild afternoon warmth. My goodness! Welcome to the mountains if you're here right now. What a great place to call home. I love my zip code, I love my zip code, I love my zip code!!!

Tommy Cure is getting married...
Oh Boy! not much to say or to add but if you know Tommy drop him a good wish via email...tom@landcrazy.com
D day is June 27, 2009. He is nervous and anxious to get goin. Her name is Shannon Watkins and she is a graduate of UNC Asheville. Her family is loving and caring and we will be glad to welcome her into our family. You know what I like best about weddings? Not the wedding so much. I like how it brings us all together. It makes you forget some blunders and makes you fly across oceans and makes you celebrate what you believe in or not for the sake of the ones that you do love. It makes for great family, food and friends. Honestly, if you know me, you know that I'm not a true fan of the institution or the ceremony but I am able to muster up a congratualtions instead of a condolance. I can make the time to join in the festivities because in the end the promise is noble and true on that day. So why not get together with all of my folks and enjoy the beginning of something new. Wish them well and hope that they are the ones that prove me wrong.
I love you guys and really do wish you all the best in the world. Remember that living as one makes you forget the you in the us...whatever a few words of wisdom from one of the elder Cures. See you at the altar little brother. I'll be rooting for you both.

Clouds or Fog after a storm
You know when you live in the flat lands of America fog is fog. When you live in the mountains I heard that fog is fog but in my mind those clouds looming just over the trees on the mountainsides are more clouds to me than fog. If it's big and fluffy then it's a cloud. I know that according to the meteorology world if it touches the ground it is fog...I say fuiiiii! I say if it looks like a cloud and acts like a cloud it is a coud. Either way, my point is, that when I'm driving into Waynesville from Asheville on I40 there's this section of I40 that is a special treat. If you drive it often enought you know what I'm talking about. Just after exit 37 where the highway climbs intensly the mountain to the left comes really close to I40. But there is still a severe revene between us and that is where weather happens and it is a show. I almost always want to slow down into the trucker's lane to better experience mother nature at its best. Just to you're right are the clouds dancing at eye level yet 2500' above sea level...OMG! I love that drive. It's dramatic from Asheville to Waynesville. Just like it is from Weaverville to Marshall. Ok so the number of dramas are countless but in the end I want to know what you think is a good spot after a storm...
