Busy Mountain days
It is still June and something popped here in the mountains. We went from drops to a storm inside of just a few months. Not sure what has happened. Talking to folks it just appears everyone was tired of waiting. They want their farm, they want their house, they want their dreams and plans to materialize. They want what they want and they will take half of what they wanted but they will take it now.
The funny thing about the times that we live in is that no one knows what is next. The funny thing about those years in recent history was that we didn't know either but assumed it instead.
Today we all move cautiously but it looks like we move above it all. I am enjoying the hikes, the sharing, the deals, the negotiations and the satisfaction of finding what I've been assigned to find and selling what I've been assigned to sell.
Good to feel the buzz. Good to see you all again. I've missed the work, the challenge and the satisfaction of performing the function for which intended.

To Build or Not to Build
June 8, 2011...Wow half the year almost gone. It appears that the more I age the faster the calendar turns its pages.
Yesterday I was thinking about building and land and the combination of the two. During a recent hike on an 18 acre parcel I enjoyed the eyes of my buyer. How they roamed the surface of the land and in his eyes I could see that HE could SEE. His plans were clear on this piece. I could see that his were eyes that did not question what was possible but rather these were eyes that had a vision and he knew what he could do there on that acreage.
Not all of us have that kind of vision. Not all of us can take a moderate hillside and picture the house, the retreat or the garage. I have always been fascinated by bright people. I love that some of us leave fortunes behind while other leave words. When I find a quote I love I read it more than once and share it immediately.
This day, the mountains are screaming spring and I am welcoming it with open arms. This is the season for flip flops, shorts, flowers, tomato plants and big smiles. Blue Ridge Parkway ... Our backyard
The fog this morning was thik. I don't mind it but when I'm cycling I want nothing to do with it. I can see fine but it's the cars going 50mph that might not see until the last minute. So we changed course and instead of the French Broad River run we climbed. When it's foggy and you climb life gets really clear really quick. It was just under 1000' and there we were underneath baby blue skies and feeling the early spring morning breeze.
The Parkway in my backyard makes me feel a little funny. There is almost a guilt. It's like chocolate cake always in the fridge except it's healthy for you. I want to thank all the cars that politely passed us this morning. I thank you for all the smiles and all the waves. I am a driver too and I too look in amazement at all those cyclist who hit the road daily to experience the feel of the outdoors, the thrill of the climb and the ease of the descent. I got to see one crow, one butterfly, one hawk and 3 great friends enjoy the morning I enjoyed as well.

Bostic North Carolina thank you for your beauty.
I have to tell you that after many years of looking around these mountains for over 20 years today Bostic captured my heart. I got to visit so many grassy and beautiful lands that offer a vastness of views, breezes and tranquility. The people of Bostic are lucky to have found it but they are a proud owners. So much pride in keeping the beauty of the area is something to truly thank you for caring for such beauty without interruption. It is not often where you can drive mile after mile and view beauty without disregard for the area. What a pleasure it was to visit, show and hopefully sell land out in that area.
It was fun and it felt like a vacation and not a days work.

To be a land broker...or not to be!
It was 1995 when I, as Roger put it, received the "biggen" in the mail. When a student took the state test and was awarded the license to sell real estate they would receive the license in the mail. The license came unfolded in a manila envelope. Hence, why the "biggen" was so important. You were looking for the "biggen" cause the little one only delivered bad news. The "biggen" was a folded letter telling you to go back to where you came from.
I had just recently graduated from WCU with a Bachelors degree and so studying was still in my cranium's lists of things to do. I got the "biggen" and never looked back. Real estate is the only occupation that has captured my adult A.D.D. issue. It is, or was, fast paced enough to make the days a thrill and the competition fun. I was happy to store my other license, teaching license, to head out there into Western North Carolina to find what I had not found. A niche and a work that could capture my attention. A work that would keep me busy and would generate a bit more than the 25K a teacher's salary would pay. A work that I found to be moving enough to keep me interested. I found that and so much more.
Years later, an economy ago and a few more grey's I look around and wonder if this is what I like to do and want to do for the next 10 or 20 years. This is the time in life, 45 or so, where a change could happen. So I look around and wonder what I could do that would give me the satisfaction this work gives me.
I took out this big burley of a guy out yesterday. Ed, he was here on his first visit from Florida to buy a lot. He called on one of our lot listings and was certain he wanted IT. I know that over the phone to know for certain is very rare. He arrived and we roamed. When he took one look at the lot he realized he was not as much of a mountain man as he looked or wanted to be. Topography played a great role and hearing him grunt when he looked at steep or hilly land told me more than he could ever know. I always say it is what you don't say that I hear louder than what you do. We ended up in Rutherford county, Bostic and Sunshine to be exact and there it was. The most magnificent 24 acres that I'd been on in the longest time. I felt my old twitch come on. The satisfaction twitch that comes around when it all comes together and the land meets the perfect owner and and engagement occurs. Now we work toward price, survey, closing and beyond.
Running around and hearing his awe in his voice was hearing love in the making. Watching him fall in love and know that this is where he belongs is the stuff of magic. To hear it and see it through him, his words and excitement makes me remember when I fell in love and reminds me of how much in love I still am with these beautiful hillsides, mountains, creeks and people.
So even though I took a year's sabbatical and re-entry is practically killing me, I knew yesterday that helping him find the IT of his future delighted me and made my day. My questions disappeared and I knew that this might just be what I want to do for the next 20 years.
I have erased county lines. Now my work takes me out to all regions of Western North Carolina. I love that I can move around and not be inhibited by the unknown. Only the answers take away the questions and time takes care of it all. If I have 20 more years left of work in me then I want to spend them outdoors. I want to sell land all over WNC. I want to show the new ones what life is like living it right, right here in WNC. I want land owners to know we care more than the average. I want land buyers to know that we are here even beyond reason.
Long ago I said; I do this not for the money. I do it because I love it. In 2006 I chose to go into the land specific business. Starting anything is 2006 is like getting engaged at 1am in a night club with one too many drinks in the system. But who knew that it was last call? The fact that my towel is not hanging out there somewhere is a testament to my love of this business. The land business is what I love, what I know and what I want to do.

Mule ride Rutherford County 400 acres land for sal
Yesterday we covered 473 acres in 3 hours. How you say? On the Mule. What a lazy-man's hiking tool but one easy to understand it's need and use. I'm an obsessed hiker. One that knows that hearing the sound of my boots against gravel, rock, leaves, clay or whatever is better than the whisking of a fueled engine and the fast view of great acreage. But...but....but when time is of the essence I guess that little machine served its purpose. It was simply grand to move around quickly to the filming and photography spots we needed. It was good for all of us to be able to ride together and allow our funnies to merge. It was a great caravan. One where we shared knowledge of timber, soil and just land information in general.
When I decided to go out there into the world to sell land and farms I wasn't sure why but I knew it was a calling. Come to find out it runs in my family. My grandfather was a farmer-land broker. He only brokered his own deals but he was all about the land. My distant relatives were involved with the Oklahoma land rush. There are many still out there in Oklahoma and something about Lewis and Clark was revealed during the construction of a family tree.
Land is my business. Land is my brother's business. Land is my mother's business. Not sure it's lucrative enough to keep us in it but it is a business that calls us beyond reason. Isn't that the best business to be in. The one where passion is the fuel and knowledge the vehicle that carries us and you the land owner in the same direction. Feeling the same winds and speaking the same language.
I hope to know this for a long time to come. I hope land sales continue to improve and we continue to look forward and look back. I hope I can hike for a living as long as my body and the market allows.

One of those rainy days in Marshall North Carolina
Racing against Mother Nature is silly of me but I thought I could get to those 20 acres before the rain. I didn't get there before the rain and I had the best time hiking along the edge of Big Laurel and getting drenched with dime sized drops. Wearing the wrong jacket, as usual, I found myself smiling and worried at the same time. Smiling at the silliness of walking in the woods in the pouring rain and worried about that darn technology in the pockets of my non-water resistant jacket and pants. Had it not been for that, my hike would have been slower. I would have taken my time and enjoyed the thunder of the water roaring down Big Laurel. I would have enjoyed the sway and rumble of the trees giving into the wind. I would have stopped and taken it all in as is only possible during a powerful rain storm like that one but I hurried because my Droid was screaming for safety. I wasn't looking for a fatal encore of last year's dreadful phone incident. Beyond my worry the hike was fun. I enjoyed it all but did so in a hurry. Not as good as taking my time but still I was present and enjoyed every drop.
My folks liked it and loved the waterfall I failed to mention until we stood just under it and they were informed that it was part of the property. The pleasant surprise they have when they look up in bewilderment is the chocolate of my days.
